To stay focused and up your chances of selling, consider these seven for sale by owner resolutions. Start 2020 on the right footing as you try to sell your home. 

1 – Deep clean your house

In placing your house on the market, you’re inviting people to come and check out your home. After all, they want to see if it’s just right for them.

Well, it makes perfect sense that deep cleaning your home is a must. While you may not take notice of the dust buildup on your home’s trim, it’s time to look at your home through the eyes of a buyer. 

Find a deep cleaning checklist and have at it. It will not only blast away the grime in your home, but it will also leave your house smelling fresh. 

2 – Declutter your home

Additionally, you’ll want to declutter your home. The reasons are two-fold — one it will make moving easier as you downsize. And two, it will make your home more presentable to potential buyers as you minimize.

Mind you, some of these tips are written under the assumption that you’re residing in the home while it’s up on the market. 

3 – Stage your home

To help sell your home, you’ll want to stage it. That means arranging furniture and decor in such a way as to make your home enticing to a buyer. It showcases and highlights the best in your home.

For example, if you have a pile of moving boxes in your home, it’s best to move them out of the room and into the garage or storage shed. These boxes are hogging floor space and making the bedroom look smaller. 

4 – Create a cleaning plan

If you’re still residing in the home while it’s on the market, you’ll want a cleaning plan that ensures the house remains in good shape. Remember to clean as you go rather than allow the dishes to pile up for the next day. You never know when a potential buyer will want to schedule a visit.

5 – Keep an eye on that lawn

Don’t forget the outside of your home. Nothing devalues the appearance of your home like an overgrown lawn. Keep the grass and weeds in check by scheduling regular lawn maintenance. 

6 – Pressure wash the exterior

And don’t forget to pressure wash the exterior if your siding and driveway are overdue for a good cleaning.

7 – Create an advertising plan and break it down into actionable steps

Now how about an advertising plan? How do you get people to notice your home? Create a strategy on paper for connecting with potential buyers. Your strategy can include targeted Facebook ads, professional photos of the home, and advertising in the newspaper and on web sites. 

Exactly what stratgy you formulate is up to you. But get your detailed plan on paper, and then break it down into a manageable checklist so you can track progress. Over time, you’ll chip away at your strategy and reap the rewards of your hard work.
